E16 Community Land Trust
Building permanent, affordable homes — owned and shaped by the people of Custom House and Canning Town.
We work with our offshoot, the E16 Community Land Trust (E16 CLT) — an independent, community-owned body created by PEACH members — to secure land, provide genuinely affordable homes, and protect community spaces under resident control.
What is the E16 CLT?
Set up in 2018 by the PEACH Housing Club, the E16 CLT has its own board and mandate to hold land in trust for community benefit. Homes and spaces delivered through the CLT are designed with residents and remain affordable and accountable to local people.
PEACH leads the organising and campaigns; the CLT is the delivery arm for land and buildings. The two roles are complementary and essential.
Our Current Focus: Two Live Sites
Ford’s Park Road (Community Hub & Garden): the former youth services building will be brought back into use. After redevelopment, it will provide a permanent home for PEACH and open rooms and spaces to community groups, residents and local organisations — a hub to strengthen the area by hosting activity, services and a clear platform for community voices.
Blake Road (Affordable Homes): we are progressing a pipeline for permanently affordable homes for local residents and those affected by regeneration, working with architects and partners to shape viable, resident-led proposals.
What’s Happening Now
The E16 CLT is in a full business planning phase, with external advisory support (including Stir to Action) to put robust structures in place and meet stakeholder agreements for Ford’s Park Road.
Preparations are underway to reopen the Ford’s Park Road building post-redevelopment as a community hub, with rooms to rent and PEACH as a core tenant, in line with the CLT’s founding aims and Articles of Association.
The next CLT Annual General Meeting will be held in November. We want every member engaged: join working groups, take part in decisions and help steer the next phase.
We’re proud of this progress — it’s a major step forward for E16, powered by our members’ energy and commitment.
